Loan Facility Under RGHCL Projects

0

RGHCL mainly provides subsidized housing assistance (grants), not direct loans. However, beneficiaries can access loans through bank linkages and partnerships for building homes, especially if:

  • The government grant amount is insufficient.
  • The beneficiary opts to build a larger or better-quality house.
  • The scheme involves beneficiary contribution or cost-sharing.

Key Points About Loan Facilities:

1. Tie-up with Banks

RGHCL collaborates with public sector banks, regional rural banks (RRBs), cooperative banks, and microfinance institutions for:

  • Housing loans under affordable housing schemes.
  • Loans for covering the gap between subsidy and total construction cost.

2. Loan under PMAY (if applicable)

For urban housing, Pradhan Mantri Awas Yojana – Urban (PMAY-U) allows:

  • Credit-Linked Subsidy Scheme (CLSS) for EWS, LIG, and MIG beneficiaries.
  • Interest subsidy on home loans up to ₹6 lakhs – ₹12 lakhs.

RGHCL often converges with PMAY, especially in urban areas. If your RGHCL home is eligible under PMAY-U, you can avail of subsidized loans from empaneled banks.

3. Self-Financing Option

If you are not eligible for a full government grant, you can:

  • Apply under the partial assistance/self-financed category.
  • Take a loan to cover the remaining construction cost.
  • RGHCL provides technical approval, and you can approach banks for financing.

Documents Needed to Get a Loan

  • RGHCL allotment letter or approval document.
  • Income certificate.
  • Aadhaar and PAN card.
  • Property or land ownership proof.
  • House construction plan estimate.
  • Bank account details.

Important Notes

  • RGHCL itself does not disburse loans directly.
  • Beneficiaries must approach banks individually for loans.
  • Not all schemes offer CLSS benefits—only schemes merged with PMAY qualify.
  • Loan repayment capability is assessed by the bank based on income and land title.
